What Does Your Flat Roof Need?

A local repair may be sensible for one isolated fault. Repeated leaks, widespread wear or a damaged deck may point towards replacement. The roof still needs to be checked before either route is confirmed.

What We Check Before Repairing a Flat Roof

We check the part that looks damaged and the nearby roof details that may be causing or worsening the problem.

Timber Deck Condition

Plywood, OSB or other supporting decking must be sound, dry enough and suitable for the recommended flat-roof system.

Outlets and Rainwater Drainage

We check whether water can follow the roof fall and leave through the outlet without persistent standing water.

Flat Roofing Systems We Can Assess

No covering is automatically right for every roof. Size, deck condition, drainage, insulation, openings, access and the way the roof joins the building all affect the choice.

01

EPDM Rubber Roofing

A flexible single-ply membrane that can suit many domestic extensions, garages and simple roof shapes. Edges, outlets and joins still need careful detailing.

02

GRP Fibreglass Roofing

A rigid seamless finish formed over a stable prepared deck. Roof shape, movement, weather and installation conditions all matter.

03

Built-Up Felt Roofing

A layered bitumen system that can suit domestic and commercial flat roofs. Deck preparation, overlaps, edges and fire controls are important.

04

Warm Flat Roofs

Insulation is positioned above the roof deck as part of the build-up. Height, wall joins, drainage and ventilation details need to be assessed.

Flat roofing FAQs

Flat Roofing Questions and Answers

These answers explain common questions before you request a quote.

Can you see a roofing problem?● Send us a photo
Can a leaking flat roof be repaired?+

A local repair may be suitable when the damage is limited and the surrounding waterproof covering and deck remain sound. Repeated leaks or widespread wear may make replacement more practical.

Which flat-roof material is best?+

The right option depends on roof size, deck condition, falls, outlets, details and budget. Felt, EPDM and GRP each have suitable uses.

Is standing water always a problem?+

It does not always mean the roof is leaking, but long-lasting standing water can place extra stress on seams, outlets and the covering. The cause should be checked.

What causes flat roofs to leak?+

Common causes include open seams, splits, failed raised edges where the roof meets a wall, damaged edge trims, blocked outlets and problems around rooflights or pipe openings.

Do you replace the timber roof deck?+

Damaged or wet deck sections may need replaced before a new waterproof system is installed. The condition is checked when the covering is opened up.

Can EPDM, felt or GRP be fitted over an existing roof?+

Sometimes an overlay may be possible, but only when the existing roof layers are dry, stable and suitable. Covering over trapped moisture can create further problems.

How long should a flat roof last?+

Service life varies with the system, preparation, workmanship, exposure, drainage and maintenance. The complete installation matters more than the material name alone.
