The short answer
A flat roof does not have one guaranteed lifespan. The system, deck, falls, outlets, wall upstands, installation quality, exposure and maintenance all matter. A well-detailed roof can give long service; a new covering over a wet deck or poor drainage can fail far sooner.
Start with what you can see from inside the property, ground level or a safe window. Do not climb onto the roof, lean out of a window or walk on a fragile covering. These steps give a roofer useful context without putting you at risk.
Identify the covering if possible: felt, EPDM, GRP or another system.
Check for standing water, splits, open seams and loose edges from a safe place.
Note the age of earlier repairs and where leaks appear.
Arrange a check before repeated patching hides wider failure.
Why material lifespan figures can mislead
Product guarantees and general lifespan estimates assume suitable design and installation. They do not prove that the deck was dry, the roof had enough fall or every outlet and wall join was formed correctly. Two roofs made from the same material can therefore perform very differently.
Ask for the exact system and guarantee terms. A vague statement such as ‘rubber lasts for decades’ does not explain adhesives, seams, trims, outlets or the condition below the sheet.
Flat roofs should still fall towards a gutter or outlet. Persistent ponding increases stress on laps, seams and low points and can leave dirt around outlets. Blocked gutters and downpipes may push water back across the roof during heavy rain.
A small amount of water after rain is not automatic proof of failure, but repeated deep ponding deserves investigation. The cause may be a blocked outlet, sagging deck or an inadequate original fall.

The deck and edges are as important as the surface
Soft, wet or uneven decking cannot provide a reliable base. Covering trapped moisture may hide decay and create blistering or movement. Raised wall edges, outer trims, rooflights and pipes are common points where workmanship is tested.
An inspection should look at the whole water route. Repairing one visible split may be sensible when the surrounding roof is sound, while widespread movement or repeated failures can make replacement better value.
Keep outlets and accessible gutters clear, trim back damaging vegetation and inspect after severe weather. Do not pressure wash, puncture the surface or walk on a roof that was not designed for traffic. Record small changes before they become larger leaks.

Preparing for a useful roof check
Give the roofer the property type, town or postcode, the first sign you noticed and when it happens. Mention previous repairs, roof windows, solar panels, chimneys, extensions and anything that may make the roof hard to reach. Photographs taken safely from the ground or inside can help with the first conversation, but they cannot show every layer or confirm the full price.
A good roof check makes clear what can and cannot be seen. Ask which parts of the roof were checked, whether any areas could not be seen and what may only become clear when work begins. This helps the quote clearly explain what is included.

Is the deck dry and sound?
Does water reach the outlet without deep ponding?

Would another patch provide reasonable value?
You should understand the recommended repair, how the roof will be reached and anything the quote does not include. Do not choose on price alone when two quotes cover different work.
