A local repair can be sensible when the leak is isolated and the surrounding covering and deck remain sound. Replacement deserves consideration when deterioration is widespread, the deck is damaged or repeated repairs have failed. Establish the roof material before any work disturbs an older garage roof.

Safe first steps

Start with what you can see from inside the property, ground level or a safe window. Do not climb onto the roof, lean out of a window or walk on a fragile covering. These steps give a roofer useful context without putting you at risk.

Find the leak before judging the whole roof

A wet patch on a garage ceiling or stored box shows where water ended up, not necessarily where it entered. Check the pattern: does it occur beside the house wall, near an outlet, at an edge or across several areas? Give the roofer that information and the history of earlier work.

An attached garage also has junctions with the main building. A defective wall connection can cause a leak even where most of the covering remains serviceable. The inspection should separate problems in the waterproof layer from those at the edges and drainage points.

A repair needs a sound base to work with

A limited seam, edge or local covering defect may be repairable if the surrounding material is secure and compatible with the repair system. Ask whether the deck beneath has been checked and whether retained layers are dry and fit to remain.

Be clear about the intended outcome. A temporary measure to reduce immediate water entry is different from a lasting repair. Ask how much of the roof has been assessed, what remains untouched and what further signs would prompt a replacement discussion. A cheap patch provides little reassurance if nobody has checked what it is bonded to.

Look for evidence supporting replacement

Multiple worn areas, recurring leaks in different places or damage extending into the deck can change the balance. A roof with a poorly arranged outlet or widespread low spots may need more than another patch to the visible surface.

A replacement proposal should explain what will be stripped, what can remain and how the new roof will drain. Photographs of the existing defects are useful evidence. Do not decide solely by the roof’s age or a promise that a different covering will solve every problem: the supporting layers and junctions still matter.

Treat unidentified older sheets carefully

Some older garage roofs contain asbestos cement. HSE notes that buildings constructed or refurbished before 2000 may contain asbestos. Appearance alone is not a reliable basis for deciding that an unknown sheet is safe to disturb.

Do not drill, break, pressure-wash or take a sample yourself. Arrange competent identification and advice before agreeing removal or repair that would disturb the material. Compare the complete repair and replacement options

Ask for the access, removal, deck allowance, roof system, outlets, trims, wall connections and disposal to be listed. If damaged timber cannot be measured until opening-up, agree how additional work will be evidenced and priced before it proceeds.

Also explain how the garage is used. Storage, a workshop and a space being considered for conversion can raise different questions about the proposed roof. Mention future plans early, but do not assume that renewing a covering makes the garage suitable as a habitable room. The useful choice is the option that addresses the confirmed defects and intended use.

Preparing for an inspection

Send the property postcode, a safe ground-level photograph and the history of the problem or planned work. Mention access restrictions, previous repairs and any shared parts of the building. Ask what can be established during the visit and what may remain uncertain until work begins.
