How Long Does a Roof Replacement Take?

There is no dependable timescale based on the words “new roof” alone. Roof size and shape, access, material, weather and the condition found beneath the old covering all affect the programme. Ask for a property-specific schedule that separates active roofing work from scaffolding, inspections and final clearance.

Safe first steps

Start with what you can see from inside the property, ground level or a safe window. Do not climb onto the roof, lean out of a window or walk on a fragile covering. These steps give a roofer useful context without putting you at risk.

Separate the roofing days from the whole project

A quoted number of working days may describe only the time spent renewing the roof. Scaffolding can arrive earlier and remain after the covering is finished. Waste collection, inspections, snagging and scaffold removal may follow on different dates.

Ask for a simple programme showing each stage and which dates are firm or provisional. If you need the driveway clear for a particular event, explain that before booking. “Roof complete” and “property fully cleared” should have distinct meanings so neither side assumes the other has allowed for the same finish date.

Consider shape and details as well as area

A straightforward roof with few junctions can require a different programme from one of similar area containing dormers, valleys, chimneys or several changes of pitch. Matching materials, roof windows and work to adjoining walls can also affect the sequence.

Ask what is included in the estimate and which details are likely to take the most time. The explanation should relate to your property rather than a generic house size. If optional chimney, gutter or roofline work is being added, confirm whether it changes the programme and access arrangements.

Build weather and safe working into the plan

Rain, wind and unsuitable conditions can interrupt roof work or change how much can safely be opened at once. HSE emphasises that roof work requires proper planning and safe access, including protection against falls. A completion target should not override those requirements.

Ask how the contractor plans to keep the property weather-protected during each stage and how a weather delay will be communicated. A useful schedule includes contingency and explains the decision process. It should not promise that every day will be productive regardless of the conditions.

Agree how hidden damage changes the programme

The full condition of some boards, battens or timbers may only become visible after stripping. If repairs are required, the contractor may need extra materials, specialist input or time before covering the area again. This is different from an unexplained delay.

Agree how findings will be photographed, described and priced, and who can authorise the next step. Being available for a timely decision helps, but you should still receive enough information to understand the change. Ask for both the additional cost and the effect on the revised completion date.

Define handover before the job starts

The end of the project should include agreed checks, a walk-through where practical, removal of waste and a record of completed work. Ask when product information, guarantees and photographs will be provided and when access equipment is due to leave.

If there are remaining items, list them with a responsible person and intended date. This is particularly useful when the roof is weatherproof but a small finishing task or third-party inspection remains. A clear handover makes the programme understandable from the first scaffold delivery to the point where normal access is restored.

Preparing for an inspection

Send the property postcode, a safe ground-level photograph and the history of the problem or planned work. Mention access restrictions, previous repairs and any shared parts of the building. Ask what can be established during the visit and what may remain uncertain until work begins.

  • How many days are roofing work versus total site occupation?
  • What weather protection is planned?
  • How are hidden repairs agreed?
  • When will scaffolding and waste be removed?

You should understand the recommended repair, how the roof will be reached and anything the quote does not include. Do not choose on price alone when two quotes cover different work.
