When to Ask About Roof Verge Repairs

We repair suitable damaged roof edges on slate and tiled roofs across Lanarkshire and Glasgow.

  • Mortar is cracked or falling from the roof edge
  • Tiles or slates at the gable have moved
  • Wind-driven rain enters near an outside wall
  • Dry-verge caps are loose or missing

Send photographs taken safely from inside or ground level. Keep clear of loose material and leave work at height to appropriately equipped professionals.

Choosing the right work

Repair the Roof Edge and Its Support

Cracked mortar is easy to spot, but the tiles, slates and timber beneath also need checking. A loose edge may allow wind to lift the covering or drive rain beneath it. We inspect the damaged area and explain which parts can stay and which parts need repairing.

A small repair may be suitable where the adjoining roof remains sound. Repeated movement or loose material along a longer stretch can mean more of the edge needs attention. The quote should explain the length involved and any nearby covering that needs lifting.

Mortar Repair or a Dry-Verge System?

Some roofs can keep their existing mortar detail with suitable repairs. Others may suit a mechanically fixed dry-verge system. That choice depends on the roof covering, the timber support, existing construction and the condition of the whole edge.

Dry-verge caps need to fit the tile profile and be securely fixed to suitable support. They should not simply hide crumbling mortar or weak timber. On an older slate roof, we discuss a repair suited to its existing edge rather than assuming plastic units are appropriate.

What Affects Your Roof Verge Quote?

The height, slope, position and length of the damaged edge affect access and price. Replacement tiles, slates, timber or protective units may also be needed. We set out the repairs and any scaffolding or other safe access in the quote.

If lifting the covering reveals more damage, we explain the extra work before going ahead. The finished edge must connect properly at the ridge and eaves, where the top and bottom of the sloping edge meet the rest of the roof.

What Your Quote Can Include

After checking your property, we explain the work needed. Your quote may include:

  • Checking tiles or slates and their support at the roof edge
  • Removing loose material from the agreed repair area
  • Repairing suitable mortar edges or fitting agreed replacement parts
  • Checking nearby timber and underlay exposed during the repair
  • Securing the finished edge and checking adjoining coverings

Height and access, the extent of damage, suitable materials and damage hidden underneath affect the price. The quote explains what is included and how any extra work will be agreed.

Roof Verge Repairs: Your Questions

Can you repair one small part of the verge?

Yes, where damage is local and nearby coverings and support remain sound. We check the surrounding edge before recommending a small repair.

Does cracked verge mortar always cause a leak?

Not always, but gaps can admit wind-driven rain and loose mortar can fall. The roof edge should be checked before the damage spreads.

Can dry verge be fitted to any roof?

No. The units must suit the roof covering and have suitable support and fixings. Traditional slate roofs may need a different edge repair.

What should I do if mortar or tiles are falling?

Keep people away from the area below and contact us with the property location. Take photographs only from a safe place. Attendance depends on availability, weather and safe access.
